We are presently working on 2 associated projects in the city of San
Gabriel California. They are a 2 Phase project consisting of Doctor
Office Condos.
Phase I
UPDATE! February 3-2017
We we were delayed on breaking ground for 6 months
due to a number of factors including securing Security bonding for the
project. This has slowed our progress. The first floor walls and support
columns have been completed. We are ready to pour our Slab on Grade now,
however, we have had an extremely wet winter which has continued to
hamper our progress. If all things go well, we should be selling in last
part of 2nd quarter.
We will be breaking ground in March 2016 and have a
10 month construction schedule with unit going for sale in 1 quarter of
2017. This document presents a 3 Million Dollar ($), 2-year program for
the construction of the Las Tunas Medical Plaza, the facility that will
consist of 7 unit Doctor Condominium in a beautifully designed Modern
format. The design is a 2 story building with One mixed unit space on
the first floor which can be used as a Pharmacy, Medical Equipment or
Doctors Office. The second floor consisting of 6 units designed for
Doctor Offices.
The preliminary design concept has received praise
from the City of San Gabriel, in fact, the city has featured our project
in their City Website to promote the new and fresh design elements that
the city is moving to and hope to implement city wide. Our project is a
beginning of a new driving force for the City to modernize its look and
feel in the San Gabriel Valley region.
Our project specifically, is proposed to construct
a 9420 Sqft facility situated on a 19,500 Sqft Lot. Located at 402 E Las
Tunas Dr. which is located within one mile from San Gabriel Medical
Center. We are set to break ground in the 2nd Quarter of 2015. The
building will be constructed on an existing lot of an old developed area
of San Gabriel along the Las Tunas Dr. (a major thoroughfare in the city
of San Gabriel) corridor. The lot and area has existing utilities and
city services are already in place. We will need to work with local
utility companies to expand utilities to meet the buildings
requirements.
Phase II

We are in the final phase of plan checking with the
City planning department.
We are in the planning stage at present time. Our
concept is making its way through the City Planning dept. We were able
to purchase the property next to our 402 E Las Tunas Dr. Project which
we will be treating as a Phase 1 and Phase 2 Construction Project with
402 E Las Tunas being Phase 1 and 330 E Las Tunas Dr. as Phase 2. This
